Solution:

(1) The pattern is as follows:

(7–1) × (8 + 1) = 6 × 9 = 54

(5–1) × (9 + 1) = 4×10 = 40

Similarly,

Y = (3 – 1) × (10 + 1)= 2 × 11 = 22
