Solution:

Statement (1) can be written as:

(A-4)^2 → A=4

and

B=12-4=8

. Sufficient.
Statement (2) can be written as:

(B+6)(B-8) → B=-6

B=8

but

must be a positive, so

B=8 → A=12-8=4

. Either statement by itself is sufficient.
